01

Overview & vibe

The name "Marana" first appeared on railroad maps in 1890 and comes from the Spanish for "dense brush."4 For most of the 20th century it was cotton country. The town incorporated in 1977 with about 10 square miles and 1,500 residents, then began an annexation strategy in 1979.34 Today its town limits cover more than 120 square miles.2

The farm-town character is still there. The current mayor, Jon Post, is a Marana native who owns Post Farms and the Marana Pumpkin Patch.21 Around that heritage you'll find a large suburban and resort economy. The Arizona Commerce Authority calls Marana the fastest-growing community in Southern Arizona.2 Its advanced-manufacturing employers include Sargent Aerospace & Defense, Leonardo, FLSmidth Krebs, Alicat Scientific, and Roche Diagnostics.2

Marana is also a logistics hub. It sits on I-10 about 85 to 90 miles south of Phoenix, with the Union Pacific line running alongside and the Marana Regional Airport in town.23 The town has partnered with a developer to build a mixed-use downtown in northwest Marana.2

The sub-areas: four Maranas

Luxury · Golf · Resort

Dove Mountain

This master-planned community sits at the base of the Tortolita Mountains in northeast Marana. It is anchored by The Ritz-Carlton, Dove Mountain, a Forbes Five-Star, AAA Five-Diamond resort.11 According to the developer, it has 81 holes of golf across three clubs and 50+ miles of hiking and biking trails, and it borders the 2,400-acre Tortolita Preserve.5 Dove Mountain CSTEM K-8, which earned an A in 2024–25, sits in the middle of the community.58

Best for: golfers, move-up and luxury buyers, second-home and resort-lifestyle buyers, hikers.

Established · Central

Continental Ranch

Continental Ranch, in southern Marana, was the town's first master-planned community. Tucson Local Media reported that it was annexed in 1987 and grew to about 7,000 households, and that it is now largely built out.7 It sits next to the Cortaro Road and Twin Peaks interchanges, Arizona Pavilions, and the Tucson Premium Outlets. It also includes El Rio Preserve, a desert lake on The Loop where more than 250 types of birds have been seen.12

Best for: commuters to Tucson, first-time and resale buyers, anyone who wants shopping and The Loop close by.

Newer · Family

Gladden Farms

Gladden Farms is built on former cotton, soybean, and maize fields off Tangerine Road in north Marana. Its first residents moved in in 2004. It reached its 3,000th homeowner in 2024, the same year a Fry's Marketplace and Loop access opened. Gladden Farms Elementary opened in 2016 and Tangerine Farms K-8 opened in 2025.4 Gladden Farms Elementary earned an A in 2024–25.8 Gladden Farms Community Park and the Marana Aquatic and Recreation Center are close by.4

Best for: families, buyers who want newer homes, and value seekers willing to drive a bit farther.

Desert · Trails · Space

Tortolita

The Tortolita foothills, south and east of Dove Mountain around Moore Road, are Marana's open-desert edge. The town's 2,400-acre Tortolita Preserve has a 9-mile loop for hiking, biking, and riding horses, and a trailhead at 6250 W. Moore Rd.11 Mayor Post has said one of his main goals is to finish acquiring the Preserve from the state within about two years.21

Best for: buyers who want larger lots, privacy, and trails close to home.

Also on the map: the original Marana core along Sandario Road and Marana Road near the Municipal Complex, plus newer subdivisions along Twin Peaks, Tangerine, and Cortaro Farms Roads. Several addresses with a Tucson mailing address (ZIPs 85741, 85742, 85743) are actually inside Marana town limits. Confirm jurisdiction by address.

03

Schools: Marana Unified School District

Most of Marana is served by Marana Unified School District (MUSD). In the Arizona Department of Education's 2024–25 A–F letter grades, eight MUSD schools earned an A, eight earned a B, and one earned a C. No school earned a D or F. Estes Elementary, Gladden Farms Elementary, and Roadrunner Elementary all moved up a grade.8

Arizona's letter grades combine student growth, proficiency in English language arts, math, and science, English-learner progress, and readiness and graduation measures.8 They are one useful data point, not the whole picture. Tour schools, and always check attendance boundaries by address, because some Marana-area homes fall in neighboring districts.
